In the Town of Plymouth, available inventory remains steady and seller are still continuing to place their homes on the market as we near the beginning of Summer. Buyers are out and ready to purchase with the Average Sale Price increasing while Average Days on Market decrease!
In the Town of Hingham, the amount of available inventory has increased offering more variety to anxious Buyers. The Average Days on Market has decrease by more than 30 days which indicates that Buyers are ready and willing to buy NOW.
In the Town of Scituate, homes sales are remaining steady with only 7 additional homes SOLD compared to April. There is slightly more available inventory giving buyers more options which has also caused an increase on the Average Days on Market.
In the Town of Marshfield, the Average Days on Market for the month of May has decreased by nearly 50%. Average Sale Prices are remaining consistent in the mid-500s range.
In the Town of Kingston, available inventory remains consistent however the Average Days on Market have increased by nearly 50% which indicates that the overall market in Kingston may be slowing down for the summer months.
In the Town of Duxbury, the Average Sale Price of homes sold in May has decreased from $702k to $653k. Available inventory remains steady while the number of homes SOLD has increased by just over 50% compared to April.
In the Town of Norwell, the market has remained extremely consistent. While there was a slight increase in the number of properties SOLD, the Average Days on Market and current inventory remain steady.
In the Town of Cohasset, the Average Sale Price has crossed the million dollar threshold for the month of May! More properties SOLD during the month of May vs. April and the number of New Offerings has also increased month over month.
In the Town of Hanover, the Average Days on Market has decreased by just under 50% and new inventory continues to enter the market.
In the Town of Hull, the current amount of inventory has increased by nearly 50% over the last 30 days. The Average Days on Market are just over 1 month which shows a fast-paced market during the month of May.
In the Town of Bourne, the amount of New Offerings within the last 30 days is just over the number of properties SOLD. This indicates that the market is still going strong through the month of May.
In the Town of Sandwich, there is more available inventory than there was during the month of April. The Average Sale Price has also increased by $130,000. Although the Average Sale Price has gone up, the Average Days on Market also increased which tells us that homes did not sell quite as quickly as the month of April.
In the Town of Mashpee, the Average Sale Price has decreased drastically from $724k to $544k. The Average Sale price might have dropped but that allowed for inventory to sell at a faster pace than it did in April (135 Average Days on Market).
In the Town of Falmouth, homes have continued to sell at a good pace. Available inventory is averaging the same month over month and the Average Days on Market has held steady from April to May.
In the Town of Chatham, the Average Days on Market was over 3 months during the month of May. There is plenty of inventory however with the Average Sale Price being $1.2m the available inventory is at a much higher price point than in previous months.
In the Town of Yarmouthport, properties are selling in under 3 months on the market. Inventory is available however only 12 homes sold during the month of May which indicates that the market isn't moving rapidly at this time.
