Below is a list of the local South Shore & Cape Cod market reports for February ⤵️
In the Town of Plymouth, the Average Days on Market have jumped from 89 in January to 164 in February. The number of homes SOLD decreased from 60 to 48. The Average Sale Price also decreased slightly from $432k in January.
In the Town of Hingham, the amount of available inventory has increased as we enter into March with more new offerings in the last 30 days than in January. The Average Days on Market have increased slightly which indicates the market is still not moving at a fast pace however the Average Sale Price exceeded $1mil which could have been the cause.
In the Town of Scituate, the Average Sale Price has decreased by just over $150,000 in the month of February. The Average Days on Market have increased from 68 to 124 in February which indicates that there was a slow down in the market as well. The number of homes SOLD has also decreased.
In the Town of Marshfield, the Average Days on Market has significantly increased from January to February. The Average Sale Price has fallen by $46,000 in February. Although less homes sold and days on market increased, there is more inventory entering the market in the last 30 days than there was in January!
In the Town of Kingston, available inventory has remained consistent since January. The Average Days on Market have increased from 65 in January. The number of homes SOLD has remained consistent however there is a lack of available inventory during the first 2 months of 2020.
In the Town of Duxbury, the Average Sale Price of homes has decreased from in February from $952k in January. Available inventory slightly decreased in February however the number of homes SOLD has remained the same.
In the Town of Norwell, the number of homes SOLD has increased for the first time in several months. This shows that the market is slowly picking up as we continued through February. The number of current homes for sale has remained consistent as well however the Average Days on Market have increased by nearly half.
In the Town of Cohasset, the Average Sale Price has remained in the million dollar bracket. The Average Days on Market have continued to increase month over month which indicates that the market is still moving at a slower pace.
In the Town of Hanover, the number of homes SOLD have decreased since January. The Average Days on Market have also decreased from 83 in January to 39 in February showing that homes were selling at a faster pace in February.
In the Town of Pembroke, the amount of new offerings in the last 30 days have remained fairly consistent however homeowners have quite taken the leap of jumping into the market. The Average Days on Market have remained consistent and the Average Sale Price has remained the same in February as it did in January.
In the Town of Hull, the number of homes SOLD has remained consistent at 4 homes SOLD in January and February. The Average Sale Price has decreased from $534k in January. The Average Days on Market have also decreased which shows us the market picked up during the month of February.
In the Town of Bourne, the amount of available inventory has remained consistent which shows that homes are still entering the market. The number of homes SOLD decreased slightly in February. The Average Sale Price has significantly decreased from January to February by just over $150,000. The Average Days on Market have decreased which shows us that serious buyers are out there.
In the Town of Sandwich, the Average Days on Market has decreased as well as the number of homes SOLD. The Average Sale Price has remained fairly consistent from January to February.
In the Town of Mashpee, the Average Sale Price has dramatically increased from $496k in January to $702k in February. The Average Days on Market increased which indicated that properties are not selling at the same rate as they did in January.
In the Town of Falmouth, the Average Sale price has decreased dropping the price into the $500k range. The Average Days on Market have remained consistent and the number of homes SOLD have decreased slightly.
In the Town of Chatham, home sales decreased by more than 50% in February. The Average Sale Price has also decreased from $1mil in January to $842k in February. The Average Days on Market have decreased which shows that the market is still picking up pace.
In the Town of Yarmouthport, property sales are down my more than 50%. The Average Days on Market have decreased significantly from 82 in January to just over 1 month in February. The current available inventory has increased slightly since January.
